The apartment building is situated on the elevated right bank of the Oka River in Nizhny Novgorod, occupying the eastern side of the site that faces Odesskaya Street. The western side of the site features a garden with recreational zones for the residents.
The building is composed of two slender residential blocks, connected by a glass link housing the staircase and elevator. This central glass volume offers panoramic views of the sunset over the Oka River and the cityscape from the eastern side. The ground floor, which includes a glass-enclosed lobby and two loggias situated beneath the residential blocks, stands at a height of 10 meters. The upper floors are terraced, creating a stepped silhouette.
The facade and interior spaces, including the lobby and elevator halls, feature a palette of black and white brick. Accents of corten steel are used in the inclined supports of the ground floor, a carved frieze depicting figures, solar symbols between the ground and first floor, the protruding floor slabs and grilles of the wall-to-wall windows. The building's elegant silhouette is highly visible from both the Oka River and the surrounding streets.
