The project proposes a development scenario for a site designated for redevelopment within the framework of the comprehensive development concept for St. Petersburg's coastal industrial zones, located on Vasilyevsky Island.
The architectural concept of the complex — "The Intentional City" — takes its cue from a quotation by F.M. Dostoevsky: "...in Petersburg, the most abstract and intentional city on the entire globe," and is built upon the site's connection to the city's historic centre and its access to the shores of the Gulf of Finland.
The complex's high-rise focal point, a hotel, serves as a "lighthouse" at the city's maritime gateway. Its architectural image draws from the rostral columns on the Spit of Vasilyevsky Island, which were historically used as navigational beacons.
To integrate the complex into the context of neighbouring cultural heritage sites, the remaining buildings are clad in brick and connected by a circular shopping gallery that encircles an amphitheatre at the heart of the complex.
