Located in Popotla, near the historic Árbol de la Noche Triste, Mar Mediterráneo 171 emerges from the reconversion of an industrial warehouse and a mid-century house into 1,100 m² of urban recycling. The warehouse becomes a flexible forum for audiovisual production, preserving its open structure and controlled light, while the house is reconfigured into offices, storage and temporary living space. A ground-floor courtyard separates the two structures to connect them, with an acacia defining shade and scale, and a recovered steel bridge linking the programs above. Landscape organizes the experience as a sequence—volcanic stone paving, reclaimed timber sleepers and a water channel—while artisanal brick wraps the ground floor, joined by wrought-iron details, solid oak flooring and brick-dust stucco. At its heart, a communal kitchen with a central brick island seats up to twelve guests, functioning as culinary infrastructure that dissolves the boundary between interior and exterior.

Founded in 2017 by Gabriel Martínez, Territorio Arquitectos believes architecture begins not with drawings but with deep listening. Each project responds to its context with honesty and sensitivity, favoring endurance over impression—spaces that are felt, walked through and remembered. Guided by respect for the environment, materials and people, the studio creates works with character, identity and soul, open to collaborations that enrich architecture through dialogue.
