The UMM5 studio team developed a "from scratch" house project for a young family on a site in a promising district of the Kaliningrad region. Initially planned for 250 sq.m, the area was increased to 300 sq.m at the clients' request.
Since the house was designed comprehensively and had not yet been built, it was possible to freely shape the layout: positioning windows, adjusting room geometry, and wall lengths. This allowed all rooms to be filled with natural light and created an expressive space. The exterior is executed in a restrained style using concrete and graphite stone, featuring a ventilated facade for durability and ease of maintenance.
Taking into account the owner’s passion for motorsports and the need for two cars, a garage with well-thought-out logistics was provided. The ground floor houses a dressing room, a kitchen-living area with an island and access to a pantry, as well as the main living block: the master bedroom, a relaxation zone, a sauna with a terrace, and a swimming pool. The second floor was added during the process—hosting the children's rooms, a study, and a bathroom.

Its hallmark is technical functionality "embedded" into minimalism. We use natural materials: stone, wood, and intriguing combinations with concrete and metal.
