About the project (provided by the applicant)
The residential district is built on the Okhta embankment, on the site of former industrial enterprises. Its compositional highlights are two cultural heritage objects — the restored industrial building and water tower, which will house public centers. Their entrances form a unified space with the embankment, pier, and square. Building heights decrease towards the river.

The district’s structure ensures easy access to the embankment, while pedestrian routes pass through public areas, preserving the privacy of residential courtyards. The area is landscaped with parks, equipped with parking, and the courtyards are car-free, with zones for recreation and play.

The project concept focuses on preserving the historical memory of the place. The layout deliberately inherits the “chaotic” element of the old development, and the architecture uses materials and details from former factories. The main goal is to create a modern district while retaining its unique atmosphere.
