The site for the residential development under the urban renovation program is elongated along Okruzhnaya Street. The architectural composition features twin towers linked by a shared podium. The towers are set back into the plot, allowing the podium to come forward, establish a continuous street wall, and scale down the high-rise volumes relative to the pedestrian realm. The ground level accommodates retail space and storefronts.

Symmetry, uniform facade articulation, and rhythmic repetition unite the buildings into a cohesive architectural ensemble. At the heart of the facade design is a "glitch" motif: a controlled disruption of the vertical rhythm creates dynamism and depth while maintaining overall structural order. The elevation relies on a modular grid, with aluminum composite panel (ACP) inserts measuring 300 mm in width and "glitch" modules measuring 900 mm. A more restrained architectural treatment on the upper floors completes the vertical composition.

The spatial arrangement of the buildings preserves visual corridors and pedestrian permeability within the block, forming an expressive silhouette on the city skyline.
