The VIA project was developed by a student team under the supervision of Aivar Gumarovich Sattarov, PhD in Architecture, and Albina Rinatovna Gaiduk, PhD in Architecture.

The building is a multifunctional high-rise, mixed-use facility with distinct functional zoning by floor. The ground floor is dedicated to commercial functions, featuring retail spaces that ensure active interaction with the urban environment and create a public, vibrant street-level facade.

The underground level is reserved for parking, optimizing land use and clearing the surrounding grounds of vehicles, thereby improving the building’s overall accessibility.

The upper floors combine office spaces and residential modules—a hallmark of mixed-use developments—ensuring 24-hour activity and a diversity of functions within a single structure. The building is designed to separate the flows of visitors, office employees, and residents to maintain comfort and security. The structural frame allows for flexible layouts of both office units and apartments. The high-rise volume is integrated into the urban fabric, preserving access to natural light and ventilation while accounting for major transport arteries through the inclusion of the underground parking facility.
