The building volume is divided into two parts: one for offices and the other for production spaces. Technical specifications consider the needs of future tenants. The facility can accommodate light industry enterprises, e-commerce, IT companies, film and design studios, and more. High ceilings, column spacing, floor load capacity, convenient freight elevator placement, and large gates support this functionality.
Designed as part of the Gustav Technopark and Business Center project, the building features a spacious atrium opening onto an event plaza. The façade includes structural elements that also serve as art objects: a tube staircase, a spiral staircase, and a light installation. These features highlight the building’s appeal and social significance, allowing it to become a true “third place” for neighborhood residents and an important part of the public-business center for creative industries.
